Notes From the Designer

Imagine waking up to the glow of the sun streaming in through your large sliding doors, looking out onto your favorite landscape. You’ve just had the best night of sleep in your life (in fact, ever since you built your Model One, you’ve been sleeping so much more peacefully) and you look around at your surroundings to take it all in.

Reclaimed wood creates a cozy and homey feeling in your shipping container home, and surrounds you like a big hug. You get up and make your way over to your deluxe (yet perfectly proportioned) kitchen to start up your favorite cup of tea on your stovetop. As you do, you turn on the rainshower in your bathroom to officially begin your day. You can’t help but notice the beauty of the tile and the perfect layout of the bathroom, kitchen and sleeping area and how it all flows together so naturally – in almost the exact order you need each of these aspects in.

After your refreshing shower, you take your cup of tea and the Love of your Life (who is now stirring from sleep) and go up to your rooftop deck where you sip your tea, discuss the plans for your day and then meditate overlooking your land. You feel so safe here, so protected and so proud of the life you’ve now created – a life that is sustainable and beautiful.

What is the best use for a Modern Dwelling Model One?

You can use your Model One Modern Dwelling as an ADU, your next rental, guest suite, additional living space, mother-in-law unit, or for you to live in full-or-part-time.

Why a Modern Dwelling Model One?

It provides a variety of uses for you as the owner. It can be fully permanent or movable – you decide.
It’s virtually indestructible because it’s a shipping container transformed into a sustainable space. It’s earthquake-resistant, windstorm-resistant, fire-resistant – you name it, the Modern Dwelling Model 1 will stand the test of time.
It’s an engineered structure.
All you’ll need for hook-ups is a garden hose and an electrical plug-in to a dedicated 20amp circuit.
The Model 1 was designed and developed to be a fully operational micro-living dwelling. People who have chosen a Model 1 have used it as a full-time residence while others use it as a guest suite or mother-in-law suite. We currently have clients who only use the Model 1 as an income-generating property hosting it through Airbnb’s platform year-round.

How is the Modern Dwelling Model One tiny house insulated? And what about rusting?

For the Model One, we recommend closed-cell spray foam with a high-R rating to eliminate any potential condensation issues and to create a soundproof quality while adding structural integrity.

We recommend shipping containers made out of Corten steel. Corten steel self-arrests the rust, which is why they are used on the high seas today to transport goods across the world. We also recommend that you paint it black with an enamel-based paint.

Can I move my Modern Dwelling Model One?

It is movable should you choose to do so. The appropriate sized tilt-bed tow truck can move Modern Dwelling Model One readily depending on your location and access. Due to the weight of the Model One, it’s recommended that you have a trained professional or a company specializing in shipping to move your Modern Dwelling.

Will the Modern Dwelling Model One require a permit?

Please check with your city or county to determine if a permit is required for your property. Modern Dwellings Model One are permitted in the same way as any modular or pre-fab structure. The plans system is engineered which should make the permit process easier. Whether or not to secure permits is up to each individual owner.

Are utilities required for a Modern Dwellings Model One?

Yes – water, electrical and sewer (if you’re going with the flush toilet option) hook-ups are necessary. You may choose to use a composting or incinerating toilet instead. Check with local building jurisdiction on regulations if you plan on permitting your tiny home.

For the water hook-up you only need a garden hose hook-up. For the electrical, all that is needed is an electrical outlet with a dedicated 20amp circuit.
